At 2035 Kennedy Road, Scarborough, Toronto, there is a new development underway which is already attracting plenty of interest. I am referring to The Kennedys Condos, a mixed use building which shall comprise both residential units as well as retail space and amenity space.configured as twin 32-storey buildings, alongside a central 40-storey tower.

Being located on Kennedy, this is a perfect spot for those who want to be within close proximity to shopping, easy transportation and various amenities. The public transit system is one of the advantages in this area, and the highway 401/404 access is merely a few minutes away.

SAMM Developments are taking care of The Kennedys Condos project, which is going to include three residential towers. Two of these towers will have 32 stories, and the other one is going to have 40 storeys. On the site there is currently the Delta East Hotel, which is 14 storeys high. This is going to be expanded and redeveloped and a new office building with 8 storeys is also going to be included. The development proposal has been divided into three phases. The first stage will include the building of the two 35 storey towers. These two towers are going to share a five storey podium which shall be constructed on the northwest corner of the site. This will in fact be occupying the current parking lot that serves the hotel and the conference center. The towers have been designed by Page + Steele in collaboration with IBI Group Architects. Among them these two residential towers will include a total of 663 units. There is also going to be some 400 sq mt, for retail space at ground floor level. Presently three underground levels of parking have been proposed, along with a 5 storey parking structure which will be integrated into the base of this first phase.

Moving on to the second phase of the development we will see that emphasis will then be placed on the 40 storey tower which will be to the southeast of the other two towers. This phase is also going to include the expansion and redevelopment of the Delta East Hotel and conference center. This tower is also going to have a 5 storey podium, which will be replacing 78 rooms from the current 371 rooms of the hotel, as well as adding 22 new ones. Various renovations and upgrades of the current structure have also been proposed. This tower will accommodate a total of 400 residential units, along with three levels for underground parking.the kennedys condos

The last phase of The Kennedys Condos development in Scarborough revolves around the construction of the 8 storey office building which will be located on the northeast corner of the site. This will be directly connected to the conference center. The existing parking structure at the southeast corner of the Delta East Hotel is going to be demolished and then rebuilt so as to provide improved pedestrian connections. This office building shall be adding over 10,000 sq. mt. of office space in thus much sought after area.

Phase Two would include a new 45-storey residential tower located to the southeast of the Phase One towers, and an expansion and renovation of the existing Delta East Hotel and conference centre. The tower would sit atop a five-storey podium, which would link with the podium of Phase One and the hotel, connecting all of the buildings of the development together. The hotel will be expanded within the podium, replacing 78 rooms of the 371 existing rooms and adding 22 more, in addition to upgrades and renovations to the current building. Phase Three would see an 8-storey office building constructed on the northeast corner of the site connected directly to the conference centre, while the existing five-storey parking structure at the southeast corner of the hotel will be demolished and rebuilt with improved pedestrian connections. The office building will add over 10,000 square metres of new office space to the burgeoning neighbourhood.the kennedys condos

The public realm is also an important component of the proposal, with a new privately-owned public space (POPS) planned centrally along the northern edge of the site. As well, the podiums of the residential towers will have green roofs, though it is not yet specified if they will be accessible to residents.

The rapid development of this area is not without reason, as this neighbourhood is at the heart of several proposed transit expansions. With the existing Agincourt GO station located just to the north, projected stations for both SmartTrack and the Sheppard East LRT are close by, while TTC buses run down Kennedy Road to the Bloor-Danforth subway line. Highway 401 is immediately adjacent to the south, giving drivers easy access across the GTA.

The podiums of the three residential towers are going to have green roofs. There is no information if they will be accessible by the residents as yet. A privately owned public space along the northern side of the site is also proposed.

The Kennedys Condos are going to be located in one of the best areas of Toronto, as this is the heart of various transit expansions that have been proposed. There is the Agincourt GO Station to the north, and TTC buses available on Kennedy Road to the Bloor-Danforth subway line. There are also projected stations for SmartTrack and the Sheppard East LRT very close by. And apart from that there is Highway 401 to the south as well, which provides easy access across the GTA. As a result, The Kennedys Condos have been given a transit score of 70. A good walk score has also been given to this development, at 64. There are various shopping centers and retail outlets very close by to The Kennedys Condos, as well as beautiful parks such as the West Birkdale Park, The Snowhill Park and the McDairmid Woods Park. The Kennedys Condos are within close proximity to the Scarborough Town Center Shopping Mall. Their estimated completion date has not yet been disclosed, but there is no denying that with this awesome location and highly renowned developers and architects, The Kennedys Condos In Scarborough are going to be a must watch for those interested in investing in great real estate in Toronto.

The Kennedys Condos has a Near Perfect Walk Score of 64 out of 100. The Transit Score 70 out of 100. This location is in the Agincourt South-Malvern West neighborhood in Toronto. Nearby parks include McDairmid Woods Park, West Birkdale Park and Snowhill Park.
